For the Real Estate Buyer

Choosing an agent to help you find your home can be hard.  Not everyone is a going to suit your needs or expectations.  Here is a brief breakdown of what to expect if working with me.  If this suits you, give me a call or fill out the short contact form below and we’ll chat about your needs.

What to expect if buying a home with me:

  • Interview Buyer to make sure we are a good fit
  • Assist in getting a mortgage pre-approval
  • Determine the Buyer’s wants and needs in their ideal home
  • Set up a MLS search with the appropriate search criteria
  • Search the area of interest for FSBO homes and expired listings
  • If necessary, send letters to homeowners in the desired community the Buyer wants to live
  • Show homes that meet the search criteria to the Buyer
  • Once a home is selected, encourage a second showing of the home
  • Complete a CMA for the Buyer to make sure the property is priced appropriately
  • Write the offer and provide advice for pricing, inspections and additional terms
  • Present offer to the Seller, preferably in person
  • Assist Buyer with negotiations
  • Assist in scheduling and reviewing inspection results
  • Prepare a Reply to Inspection, negotiate and obtain estimates if necessary
  • Review and send all necessary documents to the mortgage company as well as the title company
  • Assist in the appraisal process
  • Coordinate closing time
  • Inform Buyer to have utilities placed into their name
  • Complete final walkthrough
  • Attend and represent the Buyer at closing
  • After closing, Buyer becomes part of my Client Appreciation Program…get invites to free picnics, baseball game tickets, give-a-ways, gift certificates to local restaurants upon referral, and I keep them in the loop on anything that changes in the value of their home.
