  • Preview home to gather information and interview Seller to ensure we are a good fit
  • Prepare a detailed CMA, present marketing materials, sign listing contract
  • Arrange for a professional interior staging consultation…exterior if needed
  • Arrange for professional photographer to take photos and visual tour
  • Prepare custom brochures for home
  • Put home in MLS, on internet
  • Signage at home and brochure delivered
  • 24/7 information hotline signage
  • Perform a reverse prospecting search for buyers
  • Arrange and confirm all showings
  • Follow up with agent via email and phone for feedback..forward information onto Seller
  • Every ten days email Seller market updates
  • Weekly emails of web activity
  • Call, text or email Seller…..seller choice of communication…weekly
  • Present offer and provide advice on price, inspections and additional offer terms
  • Assist Seller with negotiations and confirm buyers mortgage company
  • Assist in reviewing inspection results
  • Negotiate inspection reply and obtain estimates if necessary
  • Review and send all necessary documents to the mortgage company as well as the title company…prepare deed
  • Assist in the appraisal process
  • Coordinate closing time..if seller doesn’t want to attend arrange for seller to sign docs ahead of time
  • Inform Seller to have utilities taken out of their name
  • Attend and represent the Seller at closing
  • After closing, Seller becomes part of my Client Appreciation Program: gets invites to free picnics, baseball game tickets, give-a-ways, gift certificates to local restaurants when upon a referral.
